HVAC Mold Inspection in Anaheim, CA

Heating and air conditioning systems move air through every room, so contamination in the system can spread odors and spores throughout a property. Condensation at the evaporator coil, clogged drain lines, and dusty return plenums are common trouble spots.

The process

How hvac inspection works

  1. 01

    System overview

The inspector identifies the system type, location of the air handler, and duct routing.

  2. 02

    Component review

Registers, returns, filter housing, and accessible components are inspected and photographed.

  3. 03

    Moisture check

Drain pans, drain lines, and nearby materials are checked for moisture and leaks.

  4. 04

    Recommendation

If findings suggest contamination, we explain whether HVAC testing would add useful information.

Report & lab details

HVAC findings

The report documents each component inspected, photos of any suspect growth or debris, and observations on condensation and drainage.

It notes which parts of the system were not accessible so you know the limits of a visual review.

FAQ

HVAC Inspection questions

What is the difference between HVAC inspection and HVAC testing?

Inspection is visual. Testing adds laboratory analysis of samples from the system, such as tape lifts from components or air samples at registers.

Do you clean ducts?

No. We do not clean or remediate. Our report can be shared with any HVAC or duct cleaning contractor you choose.

Is dust on a register the same as mold?

Not necessarily. Dark debris can be dust, soot, or growth. A tape-lift sample can distinguish between them.
