It is the starting point for almost every mold question — whether you smell something musty, found a stain under a sink, or just want to know where a building stands.
Because we are an inspection and testing service only, the goal of the visit is accurate documentation, not a sales pitch. You get findings you can act on with any contractor you choose.

The process
How mold inspection works

Intake call
We ask about the property, history of leaks, and what you have noticed so the inspector knows where to focus.

Exterior & interior walkthrough
The inspector reviews grading, drainage, and roof lines outside, then works through each interior space.
- 03
Moisture mapping
Pin and pinless meters, and thermal imaging where useful, identify damp materials that are not visible on the surface.
- 04
Sampling if warranted
If findings justify it, air or surface samples are collected for independent laboratory analysis.
Report & lab details
What you receive
A written report with photos of each finding, the location and value of moisture readings, and the likely source of moisture for each area of concern.
Where samples were collected, the laboratory results are included with a plain-language explanation. Recommendations focus on what should be investigated, corrected, or retested — not on selling a service.
FAQ
Mold Inspection questions
Is a visual inspection enough without testing?
Often it is a good start. When mold is clearly visible and the moisture source is identified, sampling may add little. Testing becomes more useful when growth is suspected but hidden, when odors have no visible cause, or when you need documentation of air conditions.
Do I need to be home during the inspection?
Someone with access to all areas should be present at the start. It also helps to be there at the end so the inspector can walk you through what was found.
Will you move furniture or open walls?
We do not perform destructive investigation as part of a standard inspection. If a wall cavity is suspected, we can discuss minimally invasive wall cavity sampling.
How soon can you come out?
We answer the phone 24 hours a day, 7 days a week. Scheduling depends on current bookings, and same-day visits are offered when available.
